Purchasing a home is exciting!
It’s one of the biggest financial decisions you will ever make – which is why it’s so important to know what to look for at every stage of the process. One of the big parts of this process is the final inspection of the home you are purchasing. When you purchase a property in WA, you are entitled to inspect it in the week before settlement to make sure it is in the same state as when the offer was accepted. The Real Estate Agent will show you through, and you can take up to two people with you.
This is an opportunity to inspect some important things: are the gas, electrical and plumbing appliances all in good working order? Have all relevant special conditions been met? If something is not as it should be, your real estate and settlement agent will be able to liaise with the seller to reach a satisfactory outcome.
Your Real Estate Agent can go and check on any repairs carried out, or the seller may produce an invoice from a contractor to confirm the work. If the seller cannot or will not fix the problem, you are still obliged to go ahead with the settlement – but you can seek compensation or further action from the seller following the settlement.
